Tenant FAQs Before Lease

You can apply online via the Roost Realty website or if you prefer a paper version, contact our office. Our application fee is $50.00 and is non-refundable. We must receive one application for each adult over the age of 18 that will live in the home.To start your application you will need to provide a photo id, proof of income and contact information for your current landlord and employer. Your documentation can be uploaded with the application or you can attach them and send via email to rentals@roostrealty.com.

If you apply through the application on our website, you can pay via debit or credit card after completion of the application. If you submit your application in another manner, you can pay the fee via debit or credit card by calling our office at 404-376-5031. You can also pay via money order or certified check. We do not accept cash.
Applications usually complete processing in a few business days. The process may take longer if there is information in your application that we are unable to verify. Applications can also be delayed if Landlords and Employers do not respond promptly. Please make sure to inform your current Landlord that you plan on moving.
Once your application has been approved you will receive an approval letter stating the terms of the lease for your signature. You must pay a Rental Reservation Fee within 48 hours of approval. We cannot take the home off of the market until we receive the Rental Reservation Fee. We will send you a copy of the lease for review.
The Rental Reservation Fee is typically 80% of one month’s rent. This Fee holds the property for you until you complete a move-in inspection and take possession of the property. Upon move-in, the Rental Reservation Fee is credited towards your first month’s rent.
No. This is what allows us to pull the home from the market and hold it on your behalf. Rental reservation fees are non-refundable.
Usually the security deposit is approximately $50 less than one month’s rent. The security deposit is paid when the move-in inspection is complete. The security deposit must be paid in certified funds or money order.
Generally our leases are for a period of 12 months but longer leases may be negotiated.
Pets are usually negotiable on most of our rentals but not all. However, no pets under 1 year of age are allowed. Please verify with someone from our office whether pets are allowed in the property you are wishing to rent. If pets are allowed the typical deposit is approximately $250 per pet. This deposit will be added to your security deposit. Note that while Roost Realty does not impose breed restrictions, there are some homeowners insurance companies that do. Because of this, some breeds may not allowed in certain homes due to insurance reasons and this will be verified on a case by case basis. We do not charge nonrefundable pet fees or pet rent.
If you have a pet, you will receive our pet application which will allow you to give us information about your furry friend(s). The application will ask for items like, vaccination information, age, breed, a picture of your pet, etc.
One month’s rent, security and pet deposits are due at the move-in inspection. A full month’s rent will be due no matter what day of the month you move in. If you move in the middle of a month then the prorated amount will be due on the 1st day of the second month that you are in the property. If you have paid a Rental Reservation Fee then that amount will be applied as a credit to the rent due at move in.
This varies from property to property, however in most cases you will be responsible for all utilities. Tenants living in single family homes are typically responsible for lawn care and pest control. Check with our office to confirm specifics on the home that you are interested in.
We do not select residents on a “First-Come-First-Served” basis. Multiple applications qualifying on a property are based on best qualified applicant and on the property owner’s needs. If you are not approved, your application will be kept on file for 60 days.
If your application is denied you will receive notice along with an Adverse Action letter via mail or email. The Adverse Action Letter will tell you the contributing factors and if they were credit related it will allow you to obtain a free copy of a credit report from the credit reporting agency.
We will provide you a list of utilities that you will be responsible for during your lease along with contact information for each. You will need to have the utilities scheduled to be in your name on the first day of your lease. Note that some water providers require a copy of your lease to initiate service.
Your move in inspection will be usually take place on the first day of your lease. We will coordinate this with you. Someone from our office will meet you at your new home. Our move in inspections are done via tablet and include room-by-room details and lots of pictures. You will have a chance to walk through the entire vacant home to inspect everything before signing off on the report. Note that you will need to schedule utilities to be transferred into your name and pay your security deposit and the remaining portion of the first months rent at move in before getting your keys.
Yes! The homeowner has insurance that covers the property. This insurance does not cover any of your personal belongings. We highly recommend getting a renters insurance policy to cover you and your interests.
