Housing inventory

Housing inventory

Buyers Market? Sellers market? In many of our in town Atlanta neighborhoods we are seeing a lack of sales inventory. We have ready and willing buyers but do not have houses to show them. As Spring arrives we expect to see our inventory grow and we anticipate it to be more of a retail market. The past few seasons have been flush with foreclosures and short sales. Not that those will be gone but we... [Read more]

Distressed Listing Numbers

Distressed Listing Numbers

Distressed properties such as foreclosures and short sales have decreased as a percentage of the total market. We anticipate this trend to continue. In the overall Atlanta market, distressed properties have dropped by 3% over the last year. This chart shows the 30316 zip code. It only shows closed properties, however, the overall number of new, distressed listings has gone down too. When looking at... [Read more]

30316 Days on Market

30316 Days on Market

We always are watching the sales data for trends and we have seen a nice downward trend for Days on Market. This tracks how long properties for sale are staying on the market before they are sold. Historically, this number always goes up in the winters months. However, we have been lacking inventory in our in-town markets so I don’t expect the spike to be as large as normal in Winter 2012/2013.   This... [Read more]

Rental Scams

Rental Scams

Unfortunately, we have seen a rise in the number of rental scams. Craigslist has always been plagued with scammers but now they have found a way to infiltrate popular sites such as Zillow, Hotpads, Trulia and other sites where posts can be syndicated. Just this week we were contacted by a potential renter who called to inquire about one of our rental homes. She was confused because she has seen our... [Read more]

The new ordinance requires owners of any vacant residential building or dwelling to register with the Office of Code Enforcement. Vacant properties must be registered within 30 days after the building becomes vacant. The cost is $100 per property and the registration is good... [Read more]

Atlanta Then & Now

Atlanta Then & Now

I’ve enjoyed digging in to the history of my home and was lucky enough to meet the son of the man who built my house in 1932. Hearing stories of the history of my home was such a treat and we were happy to get answers to some questions that we had not been able to figure out. Post renovation we invited the family back so they could see the home. I know they were thrilled to see the love that... [Read more]

5 Weekend Getaways from Atlanta

5 Weekend Getaways from Atlanta

I just got back from spending the weekend in Savannah.  I love Savannah and typically visit a couple times per year. That got me thinking, what other must-visits are there for Atlanta based folks. These are all within about a half days drive of Atlanta. Savannah, GA – home to the largest National Historic Landmark District in the country.  Spanish moss on low growing oaks, parks galore, haunted... [Read more]
