Application Process and Requirements

General

We use an impartial rental scoring system to determine your application viability and all factors and documentation used to determine your rental score are listed below. All tenants are judged by the same scoring system.

 

To Qualify for one of our homes

  • Be able to pay your first month’s full rent plus security deposit and pet deposit if applicable prior to moving in.
  • Security deposit is typically one month’s rent minus $50.
  • All approved applications are valid for up to 30 days.
  • All of our properties are non smoking. All types of smoking including cigarettes, e cigarettes, vapor cigarettes, hookahs, pipes and glass pipes of any kind are forbidden on Roost Realty managed properties.
  • Owners have the right to determine if pets are allowed on their rental property so please speak with a Roost Realty representative to confirm whether or not pets are allowed.
  • If pets are allowed, please be prepared to pay a pet deposit along with rent and security deposit.

 

Processing

If you use our online application, the processing begins the moment that you pay and complete the application. Additional applications will continue to be accepted until the approved applicant has signed the lease and paid a reservation fee. The processing is typically completed in a few business days. It can take longer if there is information in the application that we are unable to verify or if Landlords and Employers do not respond promptly.

An associate from Roost Realty or AcuTraq may contact you for additional information during the verification process. Please respond promptly so the background verification can be completed as quickly as possible so as not to delay the approval process.

 

Income

Verifiable household income must be no less than 3 times the monthly rent. For example, if the home that you are interested in rents for $1500 per month then you will need to show verifiable income in the amount of $4500.
Acceptable forms for proof of income are:

  • Copies of 2 most recent pay stubs.
  • Official notice on company letterhead.
  • Copies of 2 most recent government payments or award letter. (SS, SSI etc.)
  • Official new hire letter from employer. If you are unable to upload any needed documents you can email them to: rentals@roostrealty.com

 

Employment Verification

Your current employer will be contacted to verify your employment details. Some employers charge a service fee to release your employment information. If your employer charges this fee, it will be passed along to you. These fees typically range from $17-­28. You will get a receipt showing the actual amount. Self-employed individuals should contact our office before applying.

 

Rental History

Applicants must have good rental references. Roost requires 2 years of verifiable rental history, including your current landlord. All landlords will be contacted for a reference. Relatives are not acceptable as rental references. Some of the items taken into consideration are payment history, length of residency, NSF checks, late payments, and complaints on file. Application may be denied for, damages beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord or a balance still owed to previous landlord.

 

Credit

Part of the application process includes reviewing consumer credit report for each applicant. This report is generated by a third party vendor. Although we do evaluate creditworthiness, we do not use your credit scores as the sole determining factor in our decision to approve or decline your application. In addition to a credit report, we also run: eviction search, bad check search, national criminal database scan, and social security number verification. All information showing on the credit report is subject to verification, including previous address and place of employment.

Some items that are evaluated: late payments, tax liens, charge-offs, repossessions, judgments, monies owed to previous landlords, and monies owed to utility companies. Any applicant who has an open bankruptcy will automatically be denied. FICO scores under 550 may require additional deposit.

Should your application be denied, based up on your rental score, you can learn which factors most negatively influenced your score by contacting the consumer reporting agency listed on the denial form that would be sent to you if your application is denied. Additionally, you can obtain a copy of your consumer report if you make a request to the consumer reporting agency within 60 days of the denial.

 

Criminal Background

A criminal records report will be run on every applicant. Felony convictions may be cause for denial, however, per federal regulations, we take into consideration the type of and length since the conviction. Regardless of conviction date, no applicant with a felony conviction for sex crime, Felonies of illegal manufacturing or distribution of a controlled substance or those resulting in bodily harm or intentional damage or destruction of property may be denied if within the last 7 years.

Roost Realty abides by all Fair Housing laws. All federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity of applicant,
